The great majority of E17 dates from the Edwardian period and the 1920s: bay-fronted terraces and short runs of two-storey houses. The distinctive local stock is the Warner estate: purpose-built red-brick "half houses" laid out from the late nineteenth century to the 1930s, with two front doors on one facade, a self-contained flat on each floor and a private rear garden each. On top of that sit postwar council blocks and, since 2018, build-to-rent towers at Blackhorse Lane and around Walthamstow Central.

Access shapes the job here. A Warner half-house has paired front doors and one narrow internal stair to the upper flat, no lift and no side access, so on an upper maisonette everything goes in and out through the front door. Add the High Street market trading six days a week, which takes the road out of use for most of the working day, and the streets either side need an early start or an after-4pm slot.

Is the end of tenancy price really fixed?

Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.

Do you need one of my visitor permit hours?

Waltham Forest visitor permits have been virtual-only through RingGo since February 2024 and are capped at 520 hours per household a year, so we'd rather not burn yours. Tell us the street and we'll park off-zone where we can, or agree the permit hours with you in advance.

Can you clean an upper Warner flat?

Yes, and we do a lot of them. The paired front doors, single narrow stair and no side access mean machines and materials come in through the front door and up, so we size the kit for it rather than turning up with the wrong van load.

What about the High Street market?

The market trades six days a week and the stalls take the road out of use for most of the working day. Jobs on the streets either side get an early start or an after-4pm slot so we're not carrying kit half a mile.

Do you charge extra for evenings or weekends?

No. We work seven days, 8am to 8pm, at the same rates. Water here is hard, so we budget proper descaler dwell time on taps, screens and kettles, and we bring our own machines and materials.
